Reasons to request an inspection

Leaks, missing shingles, storm exposure, an aging roof, a planned home purchase, or a proposed replacement can all justify a closer look. Share your objective so we can confirm whether the requested inspection fits the service you need.

What should be discussed

Accessible roof coverings, flashing, penetrations, transitions, drainage, and visible signs of water intrusion can affect the scope. Access and safety conditions determine what can be observed. Ask which areas were inspected and which could not be accessed.

Turn observations into a useful plan

Ask for the location of each concern, supporting photos where available, and the recommended next step. A repair recommendation should explain the issue it addresses. A reroof proposal should identify materials, components, and potential underlying repairs.

Know the type of report you need

A roofing evaluation is not automatically a four-point inspection, certified wind mitigation report, structural opinion, or insurance certification. Tell us about any lender or insurer requirements before scheduling so we can confirm the appropriate service.

Roof Inspections: Bring the Right Records and Questions

How can I find out when my roof was replaced?

Look for the installation invoice, permit and inspection records, warranty documents and prior owner disclosures. Compare the dates and what work each document describes; a repair invoice or partial reroof is not automatically evidence that the entire roof was replaced.

For properties within Gainesville city limits, the city’s permit-search guidance explains how to look up property permits in PermitGNV. Confirm the correct jurisdiction first. If records are missing or unclear, report the roof age as unknown rather than guessing.

My insurer requested an inspection. Is a roofing visit enough?

Ask your insurer or licensed insurance agent which report, form and inspector qualifications it requires. Florida’s Department of Financial Services overview distinguishes four-point, specialized and wind-mitigation inspections. A roofing evaluation is not automatically any of those reports, and roofing findings do not guarantee coverage or a premium discount.

What if the insurance letter gives me a deadline?

Ask your insurance agent for the reason for the request, the response deadline, the accepted report or completion documents, and who is qualified to provide them. Clarify whether the request concerns roof-age evidence, remaining useful life, repairs or completed replacement. Ask whether an extension is available; arranging a roofing visit does not itself change the insurer’s deadline.

Does an older roof automatically need replacement?

Age is one part of the assessment. Describe active leaks, repeated repairs and visible damage, and bring the records you have. Florida’s Department of Financial Services summarizes roof-age protections and an authorized-inspection process for some issuance or renewal situations. Ask your agent how the state’s roof-age guidance applies to your insurer, policy and notice. It does not establish that every contractor report will be accepted or that coverage will be renewed.

Will a new roof lower my premium or mean insurance pays?

Ask your insurance agent about your specific policy before budgeting around a discount or claim payment. A reroof proposal, financing approval and insurance claim decision are separate. Request the applicable coverage, deductible and documentation requirements in writing.

What should I send before scheduling?

  • The property address and your reason for requesting the inspection.
  • Safe photographs of the reported concern and previous repair records.
  • Known roof-age evidence, or a note that the age is unknown.
  • Any lender or insurer’s written request, required form and deadline.
  • An access contact and the person authorized to approve further work.

Summarize the requested report and deadline in your inquiry so the appropriate service can be confirmed. Keep policy numbers and financial application details out of the general inquiry form. Sending an inquiry does not reserve an appointment.

What should I ask after the roof is evaluated?

Ask which areas were observed, what could not be accessed, where each concern is located and what evidence supports the recommended work. Separate an observed condition from a guaranteed remaining lifespan. Request clarification of whether the next step is further assessment, a defined repair or a replacement proposal.
