Choosing a commercial roof starts with the building: its slope, drainage, existing assembly, penetrations and use. Compare complete proposed systems rather than choosing a material name alone.
TPO roofing
When considering a TPO proposal, ask how seams, perimeter edges, penetrations and drainage will be addressed. Have the contractor identify the membrane, attachment method, insulation and warranty included in the actual scope.
Shingle roofing
Shingles are not a default solution for flat commercial roofs. Suitability depends on measured slope, product instructions and applicable code. GAF’s low-slope guidance describes additional installation requirements for slopes from 2:12 up to, but not including, 4:12; the specific shingle instructions must also be followed. Have your roofer document why the proposed assembly suits your roof.
Metal roofing
Compare the proposed panel profile, attachment, flashing, finish and transitions. Ask how the system will handle your building’s roof geometry and penetrations instead of assuming all metal assemblies are interchangeable.
Modified bitumen roofing
Ask which complete assembly is proposed, how it will be installed and how details around drains, edges and rooftop equipment will be handled. Clarify preparation of the existing roof and whether removal is included.
Questions to answer before selecting a system
- Is replacement needed, or does the existing roof warrant further assessment?
- What will happen if wet insulation or damaged decking is discovered?
- Who handles permits, inspections and coordination around business operations?
- What manufacturer coverage and workmanship terms are actually included?
- What assumptions and exclusions affect the quoted price?
