Look beyond the panel appearance

Panel profile, attachment method, coating or finish, and installation requirements all affect the proposed metal roof. Ask for the exact system and current specifications, together with samples where available.

Pay attention to transitions and penetrations

Valleys, wall connections, roof edges, pipes, and other penetrations need compatible detailing. The proposal should explain what flashing and related components are included rather than pricing only the roof panels.

Discuss replacement requirements

For an existing home, discuss tear-off, deck condition, underlayment, ventilation, and any structural evaluation required for the selected system. Compare the complete scope and the treatment of concealed damage.

Review written coverage and budget

Manufacturer finish or material coverage differs from workmanship coverage. Ask for the applicable written terms, exclusions, and any registration requirements. Financing can be discussed alongside the estimate without replacing a clear scope.

Metal Roofing: Make the Panel Choice Specific

What is the difference between standing seam and exposed-fastener panels?

Exposed-fastener panels are attached through the panel face. Standing seam roof systems use concealed attachment, with details that vary by product. These are system categories, not just appearances: ask for the exact panel, seam and attachment method being quoted. McElroy Metal’s panel-style guide illustrates the distinction.

What should two metal-roof quotes identify?

  • The manufacturer, panel profile, metal specification and finish.
  • The assembly’s suitability for the measured roof slope and applicable requirements.
  • Removal or other proposed treatment of the existing roof.
  • Underlayment, flashing, valleys, edges and penetration details.
  • Deck repair allowances, change approval and cleanup.
  • Material or finish coverage and separate workmanship terms.

If one estimate says only “metal roof,” request the missing details before comparing totals.

Can a black metal roof help with cooling costs?

Color alone cannot establish energy performance. Compare the actual finish’s solar reflectance and thermal emittance, along with the building’s roof assembly. The Cool Roof Rating Council provides guidance and product-rating resources. Do not treat a color name as a guaranteed reduction in your cooling bill.

Can metal go over the roof I already have?

That needs a property-specific assessment of the existing assembly and the proposed installation requirements. Ask what the proposal assumes and how deck condition, underlying damage, roof height transitions and permits will be addressed. A nearby project is not proof that the same approach fits your roof.

Does every metal roof have the same lifespan or warranty?

No. Compare the actual system and written coverage. Ask how installation, finish, exposure and condition affect the proposed roof rather than relying on a universal lifespan claim.
